Finding Five Corners Residents
The most useful first record depends on what is known. An exact address belongs in the Clark County Assessor Property Information Center. A full name and birth date can be checked in VoteWA. A former owner may appear in the Auditor's recorded-document index, while an older household may turn up in a Vancouver or Clark County directory. No source is a master roll of Five Corners residents. Each list has its own purpose, date, and limits.
Work from the narrowest fact toward a second independent record. Ownership, voter registration, a court party name, and a historical directory entry do not mean the same thing. A parcel card identifies the owner and land account, not every person in the home. A voter result confirms registration data allowed by Washington law, not a complete household. The Five Corners residents directory is strongest when the address, date range, and keeper of each result are saved.
- Enter the address in the county property search and copy the parcel number and situs address.
- Use VoteWA only when the required name and birth date are known.
- Search Landmark Web by parcel, party name, document number, or record date.
- For an older name, check the State Library and Clark County Historical Museum collections.
- Request a specific existing record from the correct custodian when the public portal stops short.
Five Corners Records Custodians
Five Corners has no city clerk, assessor, or municipal records counter of its own. Clark County offices serve an unincorporated parcel, and Washington agencies keep statewide rolls. First confirm whether MapsOnline places the event or parcel inside Vancouver. County Community Development handles unincorporated permit and project records; Vancouver has a separate request route for city-held records. For an address-led search, the Five Corners street directory explains how these systems connect along one road.

Five Corners Parcel Directory
The Property Information Center, or PIC, translates a street address into the identifiers used by other Clark County systems. Its opening form accepts a tax parcel, house number, or street address. Partial street text can produce possible matches. Select a parcel and the card supplies the Property Identification Number, property type and status, tax status, situs address, and abbreviated legal description. Situs means the physical location of the parcel; it may differ from the owner's mailing address.
The parcel card also links to building, environmental, tax, recorded-document, permit, and sales material. This makes PIC the best bridge in the Five Corners residents directory, but its public web form does not offer an ordinary owner-name search. County self-service computers provide that option. Online users should start with an address or parcel instead of assuming a missing name means there is no record.
| Search field | Best use |
|---|---|
| Tax parcel | Exact match across county systems |
| House number | Find possible parcels before adding a road |
| Street address | Open the public parcel card and related tabs |
| Owner name | Available at designated county self-service computers |
Open the county property interface before relying on a copied parcel number.
The captured search screen shows why an address or parcel, not a community label alone, is the practical starting point.
Mapping Five Corners Records
Clark County MapsOnline answers a different question from PIC. It shows the parcel in space and offers city, neighborhood, ZIP, census, election, school, annexation, subdivision, permit, zoning, environmental, survey, plat, and aerial layers. Use Identify to read the selected feature. Save the layer name and map date, since a boundary view is evidence tied to a particular dataset.
This matters more here than in an incorporated city. Five Corners is a Census-designated place, while many mailing addresses use Vancouver. A 2007 annexation blueprint described six subareas across about 3,755 acres, but that planning document does not prove present city limits. Water, sewer, fire, school, and library service lines also differed across the area. The right custodian follows the actual parcel and event, not the words printed after the street.

Five Corners Deed Directory
The Clark County Auditor records deeds, deeds of trust, easements, liens, plats, surveys, reconveyances, and other instruments. Landmark Web can search by name, parcel ID, Auditor Filing Number, record date, legal description, book and page, or excise number. A grantor is the party transferring an interest; a grantee receives it. Those roles let a researcher follow names through a parcel's recorded chain.
Index entries and online images are research aids, not certified copies. The Auditor's document-request route covers in-person and mail orders. Published charges are $1 per page for a noncertified copy, or $3 for the first certified page and $1 for each added page. Historical Clark land records also appear in the Washington State Digital Archives for 1998 through 2021. Save document numbers and request the certified version only when the purpose truly requires it.
Review Landmark Web's search tabs before choosing a party role or date range.
The interface separates name, parcel, document, date, and legal-description approaches instead of treating deeds as a simple resident list.
Five Corners Voter Records
VoteWA verifies a registration with first name, last name, and date of birth. Washington's public voter subset can include name, address, jurisdiction, gender, birth year, voting record, registration date, and registration number under RCW 29A.08.710 and WAC 434-324-010. It excludes such items as a full birth date, driver-license data, and Social Security information. The original registration form is confidential.
Clark County routes broader election and registration data requests to the Secretary of State. State law restricts voter-list use for advertisements, offers, and solicitations. Protected Records Voter rules and the Address Confidentiality Program may also suppress a residential address. Never infer that a person left Five Corners solely because an ordinary public match is absent.
Use voter records with care. Keep searches personal and lawful, honor protected addresses, and never use public lists to stalk, harass, or solicit residents.
Current Five Corners Directories
Current sources cover defined groups, not every Five Corners household. The property roll is address based. VoteWA verifies one registered voter when the required identity details are known. Recorded documents list parties to transactions, and the county neighborhood directory shows association boundaries and public contacts. A reliable residents directory labels each result by source and avoids turning one record into a broad claim.
| Source | Who It Lists | Keeper | Access |
|---|---|---|---|
| PIC property roll | Parcel owners | Clark County Assessor | Free address or parcel search |
| VoteWA | One registered voter | Washington Secretary of State | Name and birth date required |
| Landmark Web | Parties to recorded instruments | Clark County Auditor | Public index and images |
| Odyssey | Parties in public court cases | Washington courts | Public case index |
| Neighborhood directory | Public association contacts | Clark County | Address and map lookup |
The best source is the one created for the question being asked. Use the property roll to connect land and an owner, court records to verify a case, and voter tools only for registration. The Five Corners resident lookup gives the complete one-person verification sequence.
Five Corners Name Lookup
Five Corners has no standalone court. Clark County Superior Court records are searched through Odyssey Portal and reviewed through Clerk channels. District Court has a separate records-request process. Search results may show a case number, filing date, type, location, party, events, hearings, dispositions, and judgments. A docket is the chronological list of case activity; it is not the whole court file.
Name similarity can mislead. Compare middle names, date-of-birth concepts where lawfully displayed, case location, address references, dates, and the source's case type. Confidential, sealed, juvenile, adoption, and some protection-order material may be restricted. A missing public document is not proof that no case exists. The clerk's OnBase terminals, copy request, or file-location schedule may be the needed second channel.
Five Corners Family Records
Washington Department of Health issues certified birth, death, stillbirth or fetal-death, marriage, and divorce certificates. Current certified copies require an eligible applicant, identity, and proof of relationship or another qualifying basis. Under RCW 70.58A.510, birth and fetal-death records become public after 100 years; death, marriage, and divorce records use a 25-year period, subject to statutory handling.
Older Clark County material may follow a different route. The county auditor holds historical marriage and divorce material plus pre-July 1907 county birth and death records, while Washington State Archives supplies historical indexes and public copies. Use the DOH forms page for current applications. Genealogy work should start with an index hit and then confirm the record type, public period, and correct copy channel.
Requesting Five Corners Records
The Washington Public Records Act, RCW 42.56, governs agency records. RCW 42.56.520 requires an agency response within five business days. That response may provide the record or a link, acknowledge the request with a reasonable estimate, ask for clarification, or deny it with a legal reason. It is not a promise that a complex request will be finished in five days.
Clark County's public-records overview routes general requests through GovQA. Ask for an existing record held by a named department. Include an address, parcel, case or document number, record category, and date range. Community Development has its own route for unincorporated permits and project records; courts use their own clerk channels. Requests are themselves public and may reveal requester information.
See the county request and fee guidance before submitting a broad request.
The county page shows the GovQA route and reinforces why a focused request reaches the right office faster.
Five Corners Neighborhood Directory
The Clark County Neighborhood Association Directory accepts an address and maps county association areas. It gives an association name, boundary, and public contact, but it is not an HOA membership list or resident roll. The county also warns against solicitation. Addresses inside Vancouver city limits belong in the city's separate neighborhood system.
Neighborhood labels still help with records research. They can distinguish two nearby places with similar street names, suggest a public meeting archive, and reveal which county contact covers the block. Covington Neighborhood Park, for example, appears in the Maple Tree/Five Corners area. Such place names are supporting clues only. Confirm people through a record created for ownership, registration, a transaction, or a dated directory.
Check the official neighborhood map with a full street address.
The public map shows association geography and contacts without presenting household membership as public data.
Choosing Five Corners Records
Official records and commercial people-finder products answer different questions. County and state portals identify the custodian, record type, and legal access rule. Commercial compilations may merge old addresses, phone data, and unrelated people without showing how or when an item was collected. They can be a lead, but should never outrank an assessor card, recorded instrument, court docket, or archive citation.
| Source kind | Strength | Main limit |
|---|---|---|
| Official current record | Named keeper and defined purpose | Shows only the public fields for that record |
| Historical collection | Dated evidence tied to a volume or file | May require an on-site visit or staff request |
| Commercial compilation | May suggest alternate spellings or places | Age, source, and identity matching may be unclear |
Record the source date and compare at least two independent items before drawing a conclusion. If a record is wrong, use the custodian's correction process. Data-broker opt-outs do not erase an official public record.
Clark County's Missing Records
A courthouse fire in February 1890 destroyed the former Clark County courthouse and many county records. The loss explains why a Five Corners ancestor or early land event may be absent from an expected series. It is a records problem, not proof that the person or transaction never existed. Later rebuilding and new record systems created different surviving runs.
When a pre-fire search fails, move sideways. Look for newspapers, cemetery material, tax lists, territorial records, maps, family papers, and later deeds that recite an earlier chain. The county courthouse history supplies the chronology, while museum and archive collections can supply substitutes. This local break is one reason every historical residents directory result needs a date and repository.
Historical Five Corners Directories
There is no known historical volume devoted only to Five Corners. Nearby Vancouver and Clark County runs are the practical shelf. The Washington State Library lists Clark County directories for 1903, 1905, 1907, 1909, 1911, 1913, 1915, 1917, 1921, and 1923, with later Vancouver city directories and telephone books in its collections. Most must be used on site. A directory entry can show a name, spouse, occupation, business, street address, or telephone number for its publication year.
The Clark County Historical Museum adds newspapers, photographs, oral histories, maps, and local reference help. Its research page currently says new staff requests are paused, so check status before planning around that service. Fort Vancouver Regional Libraries can help identify local materials, and Washington State Archives supplies county and vital-record indexes. The complete shelf and tracing method belong on the Five Corners city directory page. Always compare adjacent years because publication lag, abbreviations, and the use of “Vancouver” for a Five Corners postal address can hide the right entry.
